The house where popular takeaway sandwich shop, Nonna’s House is based has hit the market.
A popular sandwich shop run out of a home garage in Fitzroy North could be forced to shut its doors, just over six months since it opened.
The 550 Nicholson St house where Italian sandwich joint, Nonna’s House operates from has hit the market, raising questions about its future as a hospitality business.
Nonna’s House launched last year when current tenant Hamish Vaccari moved into his late Nonna and Nonno’s former home, where they once ran a catering business from the back garage.

Mr Vaccari followed in their footsteps when he, alongside his dad and uncle, converted the garage and back yard into a takeaway shop serving traditional Italian subs made using family recipes.
Now, his Nonna’s estate — including the house next door at No. 552 — has been listed with a $3.5m-$3.8m price tag ahead of its auction on June 24.
Nelson Alexander Fitzroy agent James Pilliner said the property was being eyed off by both developers and investors, with the view to knock down the existing properties and replace them with townhouses in the future.

“Nonna acquired (No. 552) many moons ago as an investment,” Mr Pilliner said.
“Developers and also investors are looking at it as land banking for a future development down the track … it has general residential zoning which allows for an 11m, three-storey development, most likely townhouses on a site like that.”
He added that Nonna’s House itself was a seemingly “very successful” business with a lease in place until next February which was likely to be extended by the new buyer.

The house has been with the family for about 50 years.
“It takes two to three years in planning to achieve (a development) so it’s highly unlikely for anything to happen in the short term,” Mr Pilliner said.
“Buyers are very grateful that the property is open while Nonna’s is open at the back, so they can come and get a meatball sub while they attend the open inspection.”
It is understood that the property at No. 550 has been with the family for about 50 years.
The combined landholding for sale stretches across 752sq m and provides a rental income of $4268 per month — including the $400 a week charged for Nonna’s House and the $585 a week for No. 552.
