An Adelaide property owner is about to cash in big time on a 39-year investment, with his ocean-view property set to blow Kingston Park’s house price record out of the water.
The impressive Max Pritchard designed home at 20 Seaview Ave has been listed for sale with an eye-watering price tag of $4.2m – almost double the current record holder at 21 Burnham Rd, which sold for $2.6m in March.
The sale price is also $4.06m more than what the property fetched in 1984, the year vendor Richard Armour snapped up the deceased estate for just $140,000 at auction.

“My father had bought the house next door and then this place came up for sale, so he told me to have a look as he thought (Kingston Park) was just paradise,” he said.
“I had just sold my first home for $80,000 and was very nervous about coming here, because I thought I couldn’t afford it.
“They were saying the price at auction could go up as high as $100,000.
“On auction day, I was so nervous I didn’t attend myself and sent my cousin instead, who was a valuer.
“When he called me to say that I got the house, I was happy but when I asked him how much it had cost me … I almost fainted.
“I thought I was going to go bankrupt, but it all worked out in the end.”
Much has changed since that day, with Mr Armour now a successful lawyer.
He said 20 Seaview Ave had always held a special place in his heart, even when the property only housed a modest stone cottage.
It has since been replaced with a modern 2022-built home, set on 940sq m of land.
The two-level home features northerly views across Seacliff and was designed with family living and entertaining in mind.
The upper floor comprises of two bedrooms, including a large master with a walk-though-robe and ensuite, as well as an open-plan living, dining and kitchen area.

Three more bedrooms are located on the lower floor, along with a second living area, a second bathroom, a laundry and a spare room set up for use as a gym.
This level also offers access to a solar heated pool and a spacious outdoor entertaining area.
Mr Armour said the decision to sell was made with a heavy heart.
“It’s taken quite a long time to get here but the house is just too big for us now and we’ve been coming and going between here and the Gold Coast, where our grandkids are,” he said.
“But we’ve made many happy memories here, including climbing onto the roof of the stone cottage with a cup of tea, enjoying the view.
“The view always reminds me of Sydney where you look across Sydney Harbour – it’s that sort of feel and you still got that even with the new home.”
Selling agent Paul Goodwin, of Harcourts Packham – Glenelg, said local buyers were driving demand for the property.
“It’s one of those properties where the pictures just don’t do it justice and when you walk through it you think, `I’ve never seen anything like it before’,” he said.
“You won’t find anything else with these views and buyers are realising that.”
